Job Description:
Key Roles:
• Search and verify the title of the property
• Search real estate records
• Examine lot books, geographic and general indices, and assessor's rolls to compile lists of transactions.
• Retrieve closing files for accuracy
• Summarize legal or insurance documents
• Compile lists of mortgages, contracts, and other instruments pertaining to titles by searching public and private records for law firms, real estate agencies, or title insurance companies.
• Search, analyze, and evaluate records relating to titles of homes, land, and buildings
• Search public and private records for law firms, real estate agencies, or title insurance companies
• Examine deeds, deeds of trust, liens, judgments, easements, and plats/maps to determine ownership, encumbrances, and to verify legal descriptions of property
• Analyze chain of title and preparation of reports outlining title-related matters
• Prepare title commitment
Job Responsibilities:
• Research for prior deeds, mortgages and easements to identify any existing obstacles to the legal sale of a property, keeping records of the search and the data it generated
• Understand property law terminology in order to effectively communicate with legal professionals and fully satisfy requests for information
• Gather title details and organize them into reports for attorneys and paralegals while upholding the strictest confidentiality
• Use analytical skills to determine if more in-depth research is needed on a particular property, and determine if an issue exists that could stop the sale of a property, such as tax assessments or liens
• Prepare title documentation per the requirements of applicable geographical jurisdictions as well as documentation necessary for real estate transactions
• Maintain professionalism in all verbal and written communication, working independently on title research caseload and maintaining a high level of productivity
• Comply with all professional standards of title examinations and analysis while using real estate industry software and search tools
• Research public and private property records to ensure title accuracy for buildings, property and land
• Compile data about the title history and presents the information to lawyers, insurance agencies and any other party
• Fully report any deeds, liens, deeds of trust, judgments or data that could influence the title status
• Escalate any discrepancies in the title records for additional examination
• Assist with any title transfers from one entity to another
• Provide efficient and helpful customer service to a variety of stakeholders
• Utilizing various online platforms to complete title searches and examinations for the
purposes of generating preliminary title commitments
• Ensuring all matters evident in the search package are adequately reflected on the commitment
• Using sound underwriting judgment and standard industry practices, eliminating requirements, and clearing any issues prior to commitment delivery
• Applying state and underwriter MIA guidelines within the examination process
• Identifying any title curative issues such as any senior interests, FTLs, judgments, defective foreclosures and property tax issues
• Initiating curative tasks in the system
• Perform root cause analysis for any issue leading to a title claim, escrow loss, or customer dissatisfaction
• Responsible for personal operating metrics related to title search and examination
Education Qualifications, Experience and skill set required:
• Graduation – Commerce, Finance, Investment Banking,
• Minimum 3 years
• Skillset – title search, title examination and title policy
