Job Description:

Job Summary:
Ø The Title Searcher will locate public and private records to draft a legal description of a property and to compile documents pertaining
to property titles and ownership history.
Ø To maintain and deliver title report accurate within terms of productivity, quality, and TAT
Ø Need to be flexible in shift timings for handling the process, as per business or client requirement.

Responsibilities include:
Ø Skill in performing nationwide search and must be proficient in online searches using public websites such as NETR-online and title
plants such as Tapestry, Data Trace, Title Point, etc.
Ø Skill in performing nationwide Trustee Sale Guarantee (TSG), Foreclosure Investigation Report (FIR) and Preliminary Judicial Report (PJR)
searches to ensure accurate and up to date information for our clients
Ø Proven experience in beneficiary check verification, with a strong understanding of the search procedures
Ø Comprehend search request to ascertain type of title evidence required, and to obtain legal description of property boundaries and
names of involved parties
Ø Using legal description or name of owner search, lot, books, geographic and general indices, or assessor's rolls. Confers with realtors,
lending institution personnel, buyers, sellers, contractors, surveyors, and courthouse personnel to obtain additional information
Ø Searches public and private records and indices to compile list of legal instruments pertaining to property titles, such as mortgages,
deeds, and assessments, for insurance, real estate, or tax purposes
Ø Analyses chain of title to identify the title ownership
Ø Acquires maps or drawings from surveyor/assessor’s offices or title companies
Ø Researches and investigates to identify any restrictions limiting the use of the property
Ø Use computerized system to retrieve additional documentation needed to complete the search
Ø Coordinates with multiple vendors/ 3rd Party to obtain the documents which are not available within the search limit, if needed
Ø Performs coding of open title items, name of owners, legal descriptions, easements, and restrictions etc., in the client’s application
Ø Examines title to determine if there are any missing chain, legal issues and restrictions which would limit use of property
Ø Preparation of property Title reports, outlining the title-related search results as per the client requirements
Ø Performs additional searches such as Bankruptcy search, Court records, Foreclosure search etc.,

Knowledge:
Ø Previous experience in US Mortgage/Real Estate/Title Search
Ø Online Title search experience preferably in the states of Illinois, Florida, Maryland, Georgia
Ø Knowledge of different types of mortgages and its functioning
Ø Knowledge of functions of Title companies
Ø Knowledge of ResWare or equivalent integration application (added advantage)
