Job Description:

Role Summary

The Project Manager (Projects) will lead and oversee the planning, execution, and delivery of multiple residential and commercial real-estate projects. This role requires strategic vision, operational excellence, and leadership in managing multi-disciplinary teams, contractors, and consultants. The Project Manager will ensure projects are delivered on-time, within budget, and to the highest quality standards, while complying with statutory regulations and safety protocols. 

Key Responsibilities

Strategic Planning & Project Oversight 

Develop and implement project execution strategies for multiple real-estate projects, aligning with organizational objectives and client expectations.

Define project milestones, KPIs, timelines, and resource allocation for successful project delivery.

Oversee the full lifecycle of projects: concept, design, approvals, construction, finishing, and handover.

Conduct feasibility and risk assessments for new and ongoing projects; implement mitigation strategies.

Ensure integration between architectural, structural, MEP, landscape, and interior design consultants.

Design & Consultant Management 

Review and cross-check drawings from consultants (Architecture, Structural, MEP, Landscape) for accuracy, compliance, and feasibility.

Set timelines for deliverables from each consultant; monitor progress and ensure timely approvals.

Ensure smooth coordination between consultants, contractors, and internal teams to minimize design conflicts. 

Construction & Execution Excellence 

Supervise execution of structural, finishing, and MEP works; ensure adherence to drawings, quality standards, and timelines.

Develop project schedules and monitor day-to-day site activities through site incharges and project managers.

Optimize construction techniques, material usage, and labor deployment for efficiency and cost-effectiveness.

Maintain strict quality control, site safety, and statutory compliance across all projects.

Cost & Resource Management 

Oversee budgeting, cost planning, and financial management of projects.

Implement cost optimization strategies including procurement planning, vendor negotiation, and resource utilization.

Stay updated on market trends for construction materials and technologies to reduce project time and cost.  

Team Leadership & Development 

Lead, mentor, and manage multi-disciplinary teams including project managers, site engineers, site in-charges, contractors, and support staff.

Drive a task-oriented culture with clear accountability, MIS reporting, and performance tracking.

Encourage continuous learning, team development, and adoption of best practices in construction management. 

Stakeholder & Authority Management 

Liaise with statutory authorities, clients, and stakeholders for project approvals, inspections, and compliance.

Represent the organization in meetings with municipal bodies, environmental authorities, fire safety departments, and other regulatory agencies.

Provide regular project updates, progress reports, and risk assessments to senior management or board of directors.

Documentation & MIS 

Ensure meticulous record-keeping: drawings, as-built documents, approvals, change orders, site instructions, and material logs.

Implement robust MIS systems for tracking project progress, budget, delays, and risks.

Analyze project data to generate actionable insights and support strategic decisionmaking.

Innovation & Continuous Improvement 

Identify opportunities to implement modern construction methods, sustainable practices, and digital tools (BIM, ERP, project management software). 

Promote innovation in construction processes, site management, and cost optimization strategies.

Benchmark project performance and adopt industry best practices to improve efficiency, quality, and delivery timelines.

Required Skills & Competencies

Extensive experience in large-scale residential, commercial, or mixed-use projects.

Strong knowledge of construction techniques, material science, MEP, and finishing works.

Excellent leadership, team management, and stakeholder coordination skills.

Proficiency in AutoCAD, MS Project, Primavera, Excel, and other project management tools.

Strong financial acumen: budgeting, cost control, procurement, and vendor management.

Exceptional communication, negotiation, and problem-solving skills.

Ability to multi-task, prioritize, and manage multiple projects simultaneously.

Knowledge of statutory and regulatory approvals (PCB, Fire, KMC, environmental compliance).

Preferred / Desirable 

Experience managing high-rise, large-scale residential or commercial projects.

Exposure to sustainable construction practices and green building certifications.

Experience with ERP or construction management software for large projects.

Strong network of contractors, vendors, and consultants in the real-estate sector.
