Job Description:
  • Job Purpose

    The Project Head will be responsible for leading, planning, executing, and delivering real estate projects within defined timelines, quality standards, and budgets. This role requires strategic oversight of all project phases—from land acquisition and design coordination to construction, approvals, and handover—ensuring alignment with company goals and regulatory requirements.


    Key Responsibilities

    1. Project Planning & Execution

    • Develop the overall project plan, including scope, timelines, budgets, and resource allocation.

    • Oversee master planning, architectural design, and engineering works in coordination with consultants.

    • Monitor project progress through regular site visits, reports, and review meetings.

    2. Team & Stakeholder Management

    • Lead a multidisciplinary project team, including engineers, architects, contractors, and vendors.

    • Liaise with internal departments (sales, legal, finance) to ensure smooth project execution.

    • Build and maintain relationships with government authorities for approvals and compliance.

    3. Budget & Cost Control

    • Prepare and manage the project budget, ensuring cost optimization without compromising quality.

    • Approve procurement of materials, services, and contracts in line with budget provisions.

    • Track project expenditure and ensure financial discipline.

    4. Quality & Compliance

    • Ensure adherence to quality standards, safety regulations, and statutory requirements (RERA, local municipal norms, environmental clearances).

    • Conduct periodic quality audits and safety inspections.

    5. Risk Management

    • Identify project risks and develop mitigation strategies.

    • Resolve disputes or delays with contractors, vendors, or authorities.

    6. Reporting & Documentation

    • Maintain updated MIS reports on project status, timelines, costs, and issues.

    • Present project progress to senior management and stakeholders.


    Key Skills & Competencies

    • Strong leadership and decision-making skills.

    • Excellent communication and negotiation abilities.

    • In-depth knowledge of construction methods, real estate laws, and project management tools.

    • Analytical and problem-solving mindset.

    • Proficiency in MS Project, AutoCAD, and other relevant software.


    Qualifications & Experience

    • Education: B.E./B.Tech in Civil Engineering or Architecture; MBA (preferred).

    • Experience: 12–20 years in real estate project management, with at least 5 years in a leadership role.

    • Proven track record of delivering large-scale residential, commercial, or mixed-use projects.


    KPIs (Key Performance Indicators)

    • Adherence to project timelines and budget.

    • Quality of construction and client satisfaction.

    • Compliance with statutory and safety norms.

    • Efficiency in resource utilization.
